Belmont

The median house price in Belmont increased 3.2 per cent to $402,500 over the 12 months to November 2006, with a 10 year trend of 11.3 per cent.

Belmont is located approximately 11 kilometres south-east of the Brisbane CBD and provides one of the most affordable acreage living options in Brisbane. Lots in the area are often 2.5 acres in size, and considering the median price listed above, the area appears to be undervalued. Its profile should remain similar for some time to come with much of the area earmarked for conservation (and little residential or commercial development planned).

The Belmont area will benefit from the planned Eastern Busway while the adjacent Gateway Motorway duplication, due for completion in 2011, will provide a further positive influence on the housing market, as it will provide quick and easy access to Brisbane Airport. Travelling time to the CBD at present is approximately 25 minutes along Old Cleveland Road.

Fairfield

The median house price in Fairfield increased 15.5 per cent over the 12 months to January 2007 to $420,000, with a 10 year trend of 11.8 per cent.

Located approximately five kilometres from the Brisbane CBD, Fairfield is considered to have strong potential for capital growth while its proximity to the CBD is complemented by its position alongside the Brisbane River.

Fairfield provides a good range of property styles within a relatively large price bracket, while providing good local services and amenities.

It is also close to the University of Queensland, which is across the river at St Lucia. Easy access to the university via ferry and City Cat services from nearby Dutton Park, together with the recently opened (December 2006) Eleanor Schonnel Bridge will strongly influence an increase in student rental demand in the area.
