Property markets are booming underpinned by tightening fundamentals and buoyant household incomes.
Rising interest rates present a near term risk, however, a dramatic tightening of housing demand/supply fundamentals will intensify upward pressure on rents and house prices.
New housing supply has fallen well below underlying housing demand. By 2010 we project a record housing shortage of nearly 200,000 homes which risks becoming an intractable imbalance as renters and first-homebuyers become collateral damage in the Reserve Bank’s ongoing war on inflation.

After a year of record prices in 2007, will the Melbourne property market continue its upward trend in 2008? Consumer debt and a looming credit squeeze may derail the market, however an ever-increasing population and many planned and continuing infrastructure projects may ensure rising values.
Melbourne is still affordable in comparison to other capital cities. Is it still undervalued? WBP has identified the strengths and weaknesses in the market which will largely dictate the Melbourne property market’s direction in 2008. ‘Hot spots’ for home-buyers and astute investors have also been identified as the rapidly changing geography of the market may confuse many potential buyers.

Biography:
Steve has worked with WBP for five years, during which time he has gained broad experience carrying out valuations of all property types with a specialisation in commercial properties over the last four years. As manager of WBP’s commercial valuations division, Steve is responsible for marketing the division to clients and ensuring client requirements are met, in addition to conducting valuations of retail, office and industrial properties in the Melbourne metropolitan area and regional Victoria.
Steve holds a Bachelor of Business (Property) from University of South Australia and is an associate member of the Australian Property Institute.

Monique Wakelin

Biography:
Monique Wakelin is a Director of Wakelin Property Advisory, which has been advising investors, home owners and home buyers on residential real estate matters since 1995. Before this, her career spanned the performing arts, education and corporate communications.
Monique is frequently asked to comment on property-related issues in the print and electronic media both in Victoria and at a national and international level. She is the independent property expert for 774 ABC Melbourne’s Saturday morning Finance Talkback program. Monique is also the Property Editor for finance commentator, Alan Kohler’s on-line investor publication The Eureka Report. She is also a sought-after public speaker on property and business-related topics. With her husband Richard Wakelin, Monique co-authored the best-seller Streets Ahead: How to Make Money from Residential Property, which provides independent advice about property investment in Australia.
Monique holds a Bachelor of Education degree and is a Representative member of the Real Estate Institute of Victoria. She is a Director of the Australian Scholarships Group Friendly Society Ltd, an independent not-for-profit organization, a member of the Public Relations Institute of Australia, and a member of the Australian Institute of Company Directors.

Biography:
Paul has a joint honours degree in economics and econometrics from Monash University.
Paul has worked in Economics@ANZ since 1996. Prior to joining ANZ, Paul worked at the National Institute of Economic and Industry Research where he managed their macroeconomic forecasting and consulting business. Paul currently heads ANZ’s Financial Systems Analysis area specialising in credit forecasting and property research.
Greville Pabst FAPI, FRICS

Biography:
Greville Pabst is CEO and co-director of WBP Property Group and a Fellow member of both the Australian Property Institute and the Royal Institute of Chartered Surveyors. Greville holds an Associate Diploma of Valuations (RMIT) and a Certificate in Business Studies (RMIT) majoring in real estate.
Greville is an accredited member of the Australian Property Institute’s Presidential Panel as a determining valuer for dispute resolution. In addition to chairing the Australian Property Institute's Membership Admissions Committee, he has also served on the Victorian Division's Professional Standards Committee.
Greville works closely with the Mortgage & Finance Industry Association of Australia (MFAA) as a member of the Victorian Council and as an advisor and guest speaker regarding a broad range of valuation and property risk management issues. Greville is regularly called upon by the media and other industry bodies for comment and opinion regarding the property and valuation industries. Greville is a member of the Executive Connection Group (TEC) and maintains membership of a number of industry and professional associations.
