Eastlakes
The median house price in Eastlakes fell by 3 per cent to $645,000 over the 12 months to November 2006, with a 10 year trend of 7.9%.
Part of the Eastern Suburbs of Sydney, Eastlakes is approximately 8 km south of the CBD, with major features including The Lakes Golf Club and Eastlakes Public Golf Course. The city is conveniently accessed by car along Southern Cross Drive, and Coogee and Maroubra beaches are only five minutes drive away. The area is characterised by smaller attached and detached dwellings, and nearby facilities include the large Westfields at Eastgardens Shopping Centre, University of NSW at Kensington and Sydney Airport.
Median house prices have contracted in the past twelve months as a correction to the unsustainable increases over previous years were experienced. The suburb is tipped to turn around due to its proximity to the beaches and city, while still being considerably more affordable than nearby Maroubra ($822,000) and Coogee ($1,200,000).
Nelson Bay
The median house price in Nelson Bay fell by 4.5 per cent to $425,000 over the 12 months to November 2006, with a 10 year trend of 11.5 per cent.
Being only 1.5-2 hours north of Sydney, Nelson Bay and surrounding areas are becoming very popular with Sydneysiders looking to acquire a holiday house that is located close to bay and surf beaches. With the construction of many multi unit developments over the past five years, the entry cost has been reduced to within the reach of many.
Recent upgrades to the Pacific Highway north of Newcastle have trimmed up to an hour off the travel time in peak holiday periods. Properties with water views and in close proximity to amenities will continue to outperform over the medium term.
